Need Help with Tolkien Estate + Wonderful News

Okay, this is the problem. I guess there is no problem in writing and offering free material which includes copyrighted terms like "Hobbit", "Balrog" and so on. On the other hand, I would love to also produce a small print run of about 100 deluxe copies, using the same paper as the original supplements, but I guess this would be an infringement of copyright. My question, therefore, is this: is there any way to avoid this issue? Perhaps by using paraphrase and epithets instead of proper names, like "Ring Wraiths" instead of "Nazgûl", or "Shadow Demon" instead of "Balrog". I guess that quoting a few passages from Tolkien would not in itself be copyright infringement, would it?

By the way, the talented artist Steve Zieser (which many of you will remember from the wonderful illustrations of Labyrinth Lord) has offered to make the cover: I'm too excited! Stay tuned!
